Our Bed and Breakfast accomodation is a perfect base for exploring the East Sussex and Kent countryside, local attractions like Bodiam Castle, Rye, Batemans, Hastings, and the gardens of Sissinghurst Castle, Great Dixter and Pashley Manor.

We are sorry but the Studio is not a family room and, as we have a dog and free range chickens, we can not accept any pets.
Check in time on the day of arrival is 4pm - we don't mind if you wish to arrive later as long as you let us know in advance
so that we can arrange our afternoon / evening accordingly
Check out time on the day of departure is at 10:30 am.
A deposit of one night's stay (or 50% of the total stay for bookings of 4 nights and more) is required to secure your reservation and payable once we confirm your booking with us. The full balance for your stay will be payable 14 days prior to arrival. Should you need to cancel your reservation we will refund your deposit as long as you give us 14 clear days notice, an admin fee may apply if you booked online or paid by credit card. We rely mostly on forward bookings, so cancellations can have a significant impact on us. If a cancellation occurs within 14 days of arrival we can only make refunds if the room is re-let on similar terms. We strongly advise that you have travel insurance in case you need to cancel.
For birthdays, anniversaries and other special occasions, we can arrange for fresh cut flowers, champagne and/or hand-made chocolates to be available on your arrival . Please indicate your requirements at the time of booking and we will provide a quotation.
